Assignment Instructions:
Feasibility Assessment of a New Lodging Facility – You will work independently to determine and hypothetically develop a lodging property suitable for the Phenix City, Alabama/Columbus, Georgia area. This facility can be a chain property (e.g. Hampton Inn, Embassy Suites, etc.), hostel, boutique-style hotel, or any other unique lodging facility that may be suitable for this particular area. Each student is responsible for deciding the: theme/concept, design, sales & marketing, pricing strategy, service style, costs, estimated revenue, target market, safety policies, attendance policies, room types, and F&B to be offered. Prior to deciding on your lodging concept, it is advised that you do thorough research on this area to see what is needed and what would be successful in this location. This project will utilize the same topics/concepts taught in this class in a real-world simulation style project. Your job is to apply the concepts into an idea that would work as a legitimate hotel operation. The best lodging concepts that have been fully researched and pulled together will be shared with a board working on a unique project and concept to improve the Phenix City area.
Background Research (25 points): Indicate to me that you have done your research on the Phenix City, AL area and justify why your chosen lodging facility is needed. Consider this a mini-feasibility study to determine if it is needed and what would be well received in this territory. Who would be your target market? What types of lodging facilities does your target market typically utilize?
Theme & Concept (30 points): Each lodging facility should have a theme and concept behind it. What type of lodging facility will this be? Will it be modern or traditional? What amenities will you offer? Who is the target market? Everything should center on the theme and concept. The theme and concept needs to be clear and concise. You should be able to support why you selected this theme and concept.
Design (40 points): Design includes everything from color scheme, floor selection, chair design, layout, and any other design elements such as: window coverings, linens, lighting fixtures, headboards, wall decor, etc. The design must relate back to or coordinate with the theme and concept. Points will be based on creativity, design consistency, relation to theme and concept, and completeness of design.
Marketing (40 points): A marketing plan and strategy is needed in order for a lodging facility to be successful. You must outline the marketing plan and the strategy. The marketing must fit with the theme, concept, target market, etc. Your paper needs to include sample marketing pieces. This marketing is more than saying you will use social media, you have to say how and what you will do to use social media. For example: We will have a promotional contest on Instagram to gain followers where someone can win a free night’s stay for sharing the post and tagging 3 friends in the original post. You will need to provide AT LEAST five different marketing strategies that you will utilize and approximate costs for each marketing strategy.
Polices & Procedures (25 points): Part of running and operating a successful lodging facility requires having policies and procedures in place for your staff and business. Your paper needs to include at least 5 policies and/or procedures and support the reasoning for those policies/procedures. These policies are to be original and not copied from an online source.
Viability & Practicality (40 points): Does your lodging facility make sense? Could it be profitable and successful? Does the target market match what you have created? Should include financial factors like: ADR, OCC, RevPAR, who the competitive market set is etc. Expenses and startup costs are expected to be mentioned.
